Just been asked for £350 from lawyer to lodge sales agreement with the Land registry.

Read an article on the HBPG that Lawyers are misinforming clients about this new law so they can make extra money. Apparantly once you have paid your stamp duty it is up to the vendor to pay this to the tax office and get your sales agreement stamped and a receipt is then issued. Once you have this it is then up to th VENDOR to lodge the sales agreement with the Land Registry and it is also up to the vendor to pay the Nominal fee for doing this.

I have sent an email to Yoav for clarification and enquired if they have indeed paid the money to the tax office and when they propose to lodge the sales contract with the Land Registery

Hi all,

Unless Ive got this wrong N4M Even though it says vendor in this case I think it means your solicitor has to do this for you- BUT THE PURCHASER IS RESPONSIBLE FOR THE STAMP DUTY AND ANY TAXES FOR THE PROPERTY ITSELF!!

Its the same anywhere you buy- The purchaser is liable for paying any taxes stamp duty, closing costs, registration fees etc- associated with the property and not the developer, lawyers or agents!!

Dear All

Is there anyone out there who expects their property on SWB to be ready for July 08 who wishes to rent it out for 10-14 days?

I am looking for a property to rent on SWB so that I can visit my property that's due to be complete in November and look for furniture, etc.

HI d

If you read the article on the HBPG it clearly states vendor ie the person or company that you are buying the property from has to lodge the contract with the land regisrty. The stamp duty and taxes are the responsibility of the purchaser and not the vendor.

MM we are staying at esentepe sea terra development 10 mins away if you want the details of that?

Will get the wife to e-mail some pics of the site D, bye the way we told Edith about a great car hire company who if booked online will save you 20% and they pick up and drop off from Larnica to your hotel or villa for free thats a saving of £80 it cost us £9 a day+ £3 CDW for a Ford Focus for three weeks in Jan North Cyprus Rent A Car, North Cyprus Car Hire, Sevener Restaurant, SEVENER GROUP & 10% off meals in there restaraunt when you book a car with them.

we are hiring privately from boxerfan. His website is www.mycyprusparadise.com. Details of cost etc are on there. There is a large gym and large swimming pool. Management co on site. It's at Esentepe so there are shops nearby and restaurants.

I have saved the website for future reference. We would prefer to stay at SWB to get a feel for the place but if need be we will have to look further afield.

Hi all,

Just noticed that new construction pickies on the webb site!!

Mainly of the apartments as it looks like all the roofs are going on in bulk at the same time as apartment blocks are all at different finish levels on the exteriors!

And B18 looks great with their curtain up and shrubs planted- Hope they are having a great time -lucky devils!!!!

Im sure by the time I go to NC at the end of april it will be more or less finished !!

Fortunately for me as I bought very early on when sales and marketing was grim I managed to negotiate a good payment plan to suit my financial needs at the time!!

JUST NOTICED THAT YET AGAIN SINCE YESTERDAY EVEN MORE GENERAL PHOTOS HAVE BEEN ADDED!!!!

Theres some great ones of the swimming pools and the restaurant area thats being built and a few other general photos of the shops etc!!!

Its good to be back D. photos look great itching to see it finished. it will interesting to see what standard the landscaping will be weather it will be palmtrees or brown grass.
